Our verdict on Eos by SkyCity
For a festival weekend or a match night in Adelaide, Eos puts the river, the Festival Centre, North Terrace and Adelaide Oval within walking distance, with a heated pool deck and a precinct of restaurants under the same roof; the trade-offs are rates and the casino building around it.

We do not give hotels stars or numbers. A score out of ten tells you nothing about whether a room faces the water or how far the walk to the Oval is. What we can do is read everything the hotel and SkyCity publish, compare it with what the city’s own event and transport operators say, and tell you plainly what it adds up to. This verdict was written on 1 November 2026 from those sources; it is not a write-up of a free stay and nobody paid for it.
What we like
The address does the work
Eos sits on the Riverbank itself. The Festival Centre is next door, the railway station is under the same roof and the Oval sits across the footbridge.
The pool deck is real
A heated outdoor pool and a warm spa pool on Level 1, open from 5am to 10pm and complimentary for hotel guests, with river views and a poolside menu. It won a national commercial pool award in 2021.
Big rooms at the entry level
The standard Allure rooms run from 40 to 57 square metres, which is generous for a city hotel, and every room has a tablet for lights, temperature and service requests.
A dinner for every night
Steak and seafood, modern Chinese with weekend yum cha, South-East Asian, contemporary Italian and a Level 9 rooftop are all inside the precinct.
Art on the walls
SkyCity says more than 900 curated works by over 40 South Australian artists hang across the complex, so the corridors are worth a slow walk.
Clear house rules
Check-in from 3pm, check-out before 11am, cancellation by 3pm the day before arrival for flexible rates, all set out in a booking terms document dated October 2026.
What we would check first
Rates move with Adelaide’s calendar. During the Fringe, the Festival and big Oval fixtures the whole city fills, and the hotel’s own packages carry blackout dates. If you have fixed dates in late February or March, ask early and ask for the cancellation conditions of the rate, because pre-paid and advance purchase bookings cannot be refunded or changed under the hotel’s terms.
Views are not uniform. Allure rooms can face the city, the hills or the river depending on the sub-category; only the Allure River View rooms, the Radiance River View suites and the Grace Villa are described with river outlooks, while the Oasis suites face south-east over the city towards the hills. Our view guide lines this up.
Parking costs extra. Valet is $70 per vehicle per day and self-parking in the Wilson Festival Carpark carries its own charge. The height limit for both is 2.2 metres, so roof boxes and tall vans need another plan.
The building is a casino complex. Eos has its own driveway, concourse and lifts, and the Leisure Deck and spa are on the hotel’s Level 1, but the restaurants and bars share the building with gaming floors that are 18+ only. Families can stay — the hotel lends high chairs and baby bouncers on request — but children cannot pass through gaming areas and the hotel will not tolerate children left unattended anywhere on the property.
Who it suits
Couples coming for a festival week, groups of friends with Oval tickets, food-minded travellers who like to walk to dinner, and business visitors who want a gym that never closes and a quiet room after a conference day. It suits less well anyone who wants a resort feel away from the city, or a budget stay during peak weeks.
Who runs it, and what is changing
Eos belongs to SkyCity Adelaide, part of SkyCity Entertainment Group. In a market release dated 30 September 2026 the group said it would start a formal sale process for the Adelaide business, led by UBS, and added that there was no certainty it would lead to a transaction (NZX release). Nothing in that release changes how the hotel takes bookings today. We will update this page if the hotel’s operator changes.
The verdict in one paragraph
Book Eos for what is outside the window and within ten minutes’ walk: the river path, the gallery, the Festival Centre and the Oval. Choose the room by the view you want, ask for the rate’s cancellation terms in festival season, and plan dinners across the precinct before you arrive.
If that sounds like your trip, send us your dates with the form below, or go straight to the official Eos by SkyCity website. For a fuller picture of what other guests and award panels have said, see what guests say.
