The hotel calls The Grace Villa a modern reimagining of the presidential suite. It is a single residence at the highest point of the building, and the page describing it is the most detailed room page on the hotel’s site, so we can be unusually specific.

What is included
The villa page lists breakfast at iTL for up to four guests, valet parking for up to two vehicles and Champagne on arrival. Guests also have access to SOL Rooftop, BODHI Spa at Eos and the pool, spa and steam room on Level 1. The hotel names the occupancy as four guests across two king beds.
The price, as published
Unlike the other room pages, the villa page prints a rate: “From $4,999 per night”, as we read it on 1 November 2026 on the hotel’s Grace Villa page. Treat that as a starting point that changes with dates. The page also gives a direct email for villa enquiries, and the hotel’s terms set a $5,000 cash bond if you arrive without a credit card and a $5,000 cleaning fee for smoking anywhere in the villa or on its balconies.
Who it is for
Two couples travelling together for the Adelaide Festival, a family celebrating a milestone with dinner for twelve at home, or a small team who need to meet in private and sleep well. With a gym and sauna inside the villa, you never have to share the Level 1 facilities unless you want the outdoor pool.
